Why join before you need us
How it works
– everything handled in-house
Register your property online and choose Free or Priority.
Ring your members-only Response line any time, day or night, and tell us what's wrong.
An engineer heads straight out. Priority members go to the top of the list.
Photos, what we did, time on site and the bill at your member rate.
What we cover
– if it's broken, call us first
Burst and leaking pipes, overflowing cisterns, leaking taps and appliances, blocked sinks, drains and toilets.
No heating, no hot water, boiler pressure problems, radiators and thermostats that have stopped working.
Tripped circuits, power loss to part of the property, faulty sockets and lights, and alarms that won't stop beeping.
Lockouts, lost keys, broken locks and doors that won't close, and boarding up after a break-in or broken window.
Washing machines, dishwashers, ovens and fridges that have failed or are leaking. We'll make them safe and sort the fix.
The jobs that pile up: sticking doors, loose fittings, sealant, small repairs and the odd bit of handyman work.
Gas leaks must be reported to the National Gas Emergency Service on 0800 111 999 first. Some specialist jobs may need a follow-up visit or a separate quote, and we'll always tell you before any extra work goes ahead.
For landlords
– you stay informed, we do the running about
Your tenants report the problem to us and we let you know a job has been logged.
A job report after each visit gives you a record of what went wrong and what was done.
A quick response stops a drip turning into a ceiling, and a happy tenant into a complaint.
Long-term lets, HMOs, second homes or your own house. If you own it, it can be covered.
Link your property management system and guest emergencies come straight to our on-call team, even at 2am. See integrations

Questions
No. Bnbly Response is built for landlords and homeowners who manage their own properties. Anyone who owns a property can join.
It's our average time from your call to an engineer arriving at a Priority member's property. Some jobs will be quicker and some slower, depending on location and demand.
Priority is priced per property, and the more you cover the less each costs: £79 for one, £69 each for 2 to 4, £59 each for 5 to 9 and £49 each for 10 or more, all including VAT. List every property when you join. The minimum term is 3 months, or 12 months for 10 or more. Letting agents can talk to us about their portfolio.
The monthly fee gets you priority attendance and the discounted hourly rate. Labour on each job is charged at that member rate, plus any parts, and it's all shown on the job report.
Nothing to join. When you call us out, you pay our standard hourly rate and jobs are attended in queue order.
Yes. The Response line is just for members, so share it only with your tenants or whoever is at the property. We'll let you know as soon as a job is logged.
The Response line is a dedicated number for members only, so it isn't clogged with general enquiries and we can answer straight away when it matters. Priority members get it by email as soon as their first payment goes through, and can always find it by signing in to the members' page.
Yes. The Response line runs day and night, every day of the year, including weekends and bank holidays.
An emergency is anything that puts people or the property at risk right now, like a burst pipe, no heating in winter, a lockout or a door that won't lock. Maintenance is everything that can be booked in, like a dripping tap or a sticking door. We handle both.
Yes. Parts and materials are charged on top of labour and shown separately on your job report, so you can see exactly what you're paying for.
We'll always make the property safe first. If a part needs ordering or a specialist is needed, we'll explain what's next and agree it with you before any further work goes ahead.
Yes. Register each property when you join and tell us the addresses. Get in touch if you have several and we'll talk you through the options.
Weston-super-Mare, Bristol, Bath and across the South West, and we're expanding fast. See all the areas we cover, or put your property postcode in the join form and we'll confirm cover for your area.
Yes. Request an emergency call-out online and a member of the team will call you back as quickly as possible. Non-member call-outs are charged, and we'll confirm the cost on the phone before anyone is sent. Members get their own line, priority attendance and lower rates.
For emergencies, call your members' Response line. For anything that can wait, members can report a fault online with photos, using the member number we give you when you join and your property postcode.
Let us know before your next billing date once your minimum term is up (3 months, or 12 months for 10 or more properties). You keep Free membership afterwards.
Join Bnbly Response today and know exactly who to call when something goes wrong. Founding members pay just £1 for their first month on one property until 31 December.
